Questions we get most.

Will my plan grow with my portfolio?
Yes — you can upgrade from any tier to the next in 30 seconds. The change applies immediately and we prorate the difference on your next bill. Downgrades take effect at the end of your current billing period so you don't lose features mid-month.
Are these prices including VAT?
Prices shown are flat. PropFlow is a UK-registered company; once we cross the VAT threshold (or register voluntarily) we apply VAT to UK invoices at the prevailing rate. Until then no VAT is charged. We do not add hidden fees.
What counts as a tenancy?
An active tenancy = a current rental agreement with at least one named tenant. Inactive (expired) tenancies don't count against your cap. The system warns you before you exceed your cap so you can upgrade before any service interruption.
Is there a contract?
No contract. Monthly billing renews monthly; annual billing renews annually. Cancel any time from your billing settings and we stop charging at the end of the current period.
How does the free Starter plan work?
Free for up to 3 tenancies with the same compliance tracking, evidence pack, and AI triage as paid tiers. No card required to sign up. We ask for a card if you upgrade — never before.
Can I switch from monthly to annual (or back)?
Yes. Switching to annual is immediate — we charge the year up front and apply your remaining monthly balance as credit. Switching from annual to monthly takes effect at the end of your annual period.
Do you offer refunds?
Within the first 14 days of paying for a tier, yes — full refund, no questions. After that, we refund pro-rata if you cancel mid-period for the unused portion. Refunds go back to the original payment method within 5 working days.
Is my data UK-hosted?
Yes. All customer data lives in our UK / EEA region on Supabase. Encrypted in transit (TLS) and at rest (AES-256 managed). See our security posture page for the full detail.
