Two paths in
Managing agents reach PropFlow one of two ways:
- Self-register — you sign up at
/signup, pick a plan, become the org-admin of your own firm. The most common path. - Invited by an RSL — a Registered Provider already on PropFlow invites your firm to collaborate on supported tenants. You receive a magic-link email instead of signing up. You become a child organisation under their group.
This article covers the self-registration path. If you've been invited by an RSL, jump straight to Complete onboarding.
What you'll need
- An email address you control (no disposable / throwaway addresses)
- A payment card (Stripe Checkout) — paid plans only; Starter is free forever
- Optional: a promo code, your VAT number if VAT-registered
Step 1: Pick a plan
From the marketing site, click Start Free. Either come via /pricing (where you pick a plan first) or land directly on signup and confirm later.
Recommendation for managing-agent firms:
- Professional (£49/mo) — sole-trader managing agent, ≤75 tenancies, no welfare workspace needed.
- Business (£99/mo) — small firm, ≤250 tenancies, 15-user limit.
- Enterprise (£199/mo) — larger firm, ≤750 tenancies, unlimited users, plus the welfare workspace for supported tenants (D054).
You can change plan later from Settings → Billing — no need to over-commit on day one.
Step 2: Enter your details
- Full name — your name, not your firm's name (PropFlow uses this for the org-admin record).
- Email — required. Verification email goes here.
- Optional: open "Have a promo code?" and enter the code.
- Optional: enter your VAT number if VAT-registered.
- Complete the CAPTCHA (Cloudflare Turnstile — usually clears automatically).
- Click Continue.
Step 3: Stripe Checkout (paid plans only)
For paid plans, you're redirected to Stripe Checkout to enter card details. PropFlow never sees your card number. You won't be charged during the 14-day trial — Stripe holds the card and starts billing on day 15 unless you cancel.
Step 4: Verify your email
Check your inbox for the PropFlow magic-link. Click it to confirm your address. Single-use, expires after a short window — request a fresh one from /login if it's stale.
Step 5: Finish in onboarding
The magic link drops you in onboarding (walked through in the next article). Set a password, confirm your plan, review your profile, and you're in.
What gets created behind the scenes
- A Supabase auth user (unverified) with a temporary password
- An organisation row for your firm
- A landlord record for you with role

Common errors
- "This email is already registered." — your address exists on PropFlow already (as a landlord, tenant, or tradesperson). Try the login page and the password-reset flow.
- "Too many sign-up attempts from this network." — rate limit of 3/hour per IP. Wait or use a different network.
- "CAPTCHA verification required." — Turnstile didn't finish. Wait a second and try again.

FAQ
- Which plan should a managing-agent firm pick?
- Most managing-agent firms run on Business (£99/mo, 250 tenancies, 15 users) or Enterprise (£199/mo, 750 tenancies, unlimited users). Welfare workspace for supported tenants (D054) is Enterprise-only. If you're a sole-trader managing agent with under 75 tenancies on the books and no supported-housing work, Professional (£49/mo) also fits.
- How do users count against my plan?
- Every full PropFlow account in your organisation counts — that includes you (org-admin), every property manager you invite, and every landlord whose properties you manage. Landlords with full accounts on PropFlow count toward the user limit; that's why managing-agent firms with many landlord clients typically need Enterprise (unlimited users).
- What if I'm being invited by an RSL (not self-registering)?
- If a Registered Provider has invited your firm onto PropFlow, you'll receive a magic-link email instead of going through /signup. Click the link, complete onboarding, and you'll be added to the inviting RSL's group. The plan is the inviting RSL's plan — you don't pick one separately.
