What you'll need

  • An email address you control (we don't accept disposable / throwaway addresses)
  • A phone or laptop that can receive the magic-link email
  • If you're on a paid plan: a payment card (Stripe handles checkout)
  • Optional: a promo code if you've been given one, and your VAT number if you're VAT-registered

Step 1: Pick a plan

From any page on www.propflow-ai.co.uk, click Start Free in the top right. You'll land on the signup page. The signup page remembers which plan you came from — visit /pricing first if you want to choose a specific plan before signing up.

The Starter plan is free forever (up to 3 tenancies). Paid plans (Landlord, Professional, Business, Enterprise) start with a 14-day free trial.

Step 2: Enter your details

  1. Enter your Full name — required.
  2. Enter your Email — required. Use an address you check regularly; we'll send a verification email here.
  3. Optional: open "Have a promo code?" and enter the code if you have one. PropFlow checks the code against our internal voucher table first (which can extend your trial), and falls back to validating it as a Stripe promotion code.
  4. Optional: enter your VAT number if you're VAT-registered.
  5. Complete the CAPTCHA (a small Cloudflare Turnstile widget — usually clears automatically).
  6. Click Continue.

Step 3: Stripe Checkout (paid plans only)

For paid plans, you're redirected to Stripe Checkout to enter card details. Stripe handles the payment side; PropFlow never sees your card number. You won't be charged during the 14-day trial — Stripe holds the card and starts billing automatically on day 15 unless you cancel.

The Starter plan skips this step.

Step 4: Verify your email

After signup (and Checkout if applicable), check your inbox for a message from PropFlow with a magic-link. Click the link to confirm your address. The link is single-use and expires after a short window — request a fresh one from the login page if it's gone stale.

Step 5: Set your password and finish onboarding

The magic link takes you into the onboarding wizard, where you set a password (minimum 8 characters) and confirm your profile. See Complete onboarding for the full walk-through.

Common errors and what they mean

  • "CAPTCHA verification required." — the Turnstile widget didn't finish before you clicked Continue. Wait a second and try again.
  • "Too many sign-up attempts from this network." — there's a rate limit (3 attempts per hour per IP). Wait an hour or try from a different network.
  • "A sign-up has already been started for this email address. Check your inbox." — there's a separate 1-per-hour rate limit per email. The previous email is on its way; check spam.
  • "Please use a valid business email address." — your address is on the disposable-email blocklist. Use a non-throwaway address.
  • "This email is already registered." — your address exists on PropFlow already. Try the login page and the "forgot password" flow, or contact support if you didn't sign up before.

What happens behind the scenes

When you click Continue, PropFlow:

  • Creates a Supabase auth user (unverified) with a temporary password
  • Creates your organisation row with your chosen plan and trial dates
  • Creates your landlord profile with role org_admin and onboarding_complete = false
  • Creates a Stripe customer record (so we have somewhere to attach billing)
  • Sends the magic-link email via Supabase's invite flow

You won't see most of this — it just means you're set up correctly the moment you click the magic link.

FAQ

Do I need to enter card details to start a free trial?
Every paid plan starts with a 14-day free trial and you do enter card details up front (via Stripe Checkout) — but you're not charged until the trial ends, and you can cancel from the Customer Portal at any time before then. The Starter plan is free forever and doesn't require a card.
Why didn't I get the magic-link email?
Check your spam folder first. PropFlow sends from a verified domain but new senders can land in Promotions or Junk. If it's not there, the most common cause is the email being on a disposable-email blocklist — try a different address. If that doesn't work, contact support.
I got 'This email is already registered.' What now?
Your address already exists on PropFlow (as a landlord, tenant, or tradesperson). If you set up an account previously, go to /login and use the 'forgot password' link. If you don't remember signing up, your address may have been used to invite you to a property — contact support and we'll help reconcile it.
Can I change my plan after signing up?
Yes. From Settings → Billing you can upgrade or downgrade at any time. Mid-cycle plan changes are pro-rated by Stripe. See Your trial, plans, and billing — coming soon.
What's the VAT number field for?
Optional. If you're VAT-registered we capture your VAT number so we can issue invoices without UK VAT (per Decision 051 of our pricing model). Leave it blank if you're not registered.
